Design Process Steps
Here are the steps we will go through to design your next dream home!
Step 1
Initial Design Meeting
At this meeting we go over your ideas and sketches and offer suggestions. This meeting helps us to understand what you want to include in your dream home.
After the initial design meeting we will be able to give you a cost for how much the full set of plans will be. A 50% payment is due before the preliminary drawings are started and the balance is due when the plans are completed.
Step 2
Preliminary Floor Plan(s)
During this step the floor plan(s) are drawn and you have the opportunity to make changes. Usually this stage in the design process takes a few times of going back-and-forth to get it just the way you want it.
Many times the changes to the preliminary plans can be done by email or phone and don't require additional in-person meetings.
Step 3
Exterior Elevations and 3D Views
The exterior and roof lines of the house depend a lot on the floor plan, so once the floor plan(s) are to your liking the work can begin on what the exterior of the house will look like. This includes being able to see your future house in 3D and in color!
Step 4
Final Drawings
Once the exterior of the house is the way that you want it, we can then move on to the final drawings which includes what a builder will need to price the house for you and also what you need to get building permits.
The final 50% payment for the plans is due when the final drawings are completed.
Any changes that are needed after the final drawings are completed will be billed at $80 per hour.
How long does it take to get a complete set of plans?
The length of time it takes will depend on the current back-log of plans but once the process has started (Step 1 above) we usually need about 1 week to get the first preliminaries back to you. After that, any changes to the preliminaries usually take 1-3 days.
It depends on the number of revisions during Step 2 and Step 3 but quite often the total time from Step 1 to Step 4 is about 2-3 weeks.
