The cost of a set of plans for a custom house can vary depending on the features and complexity of the design you choose.

Some of those features, like complicated rooflines, a lookout or walkout basement, a second floor, angled exterior walls, exterior architectural details, etc. all take more time to design and draw so therefore it adds to the overall fee for the plans.

During the initial design meeting, after we have a better idea of what you want in your house, we will be able to give a firm price for the complete set of plans. 

However, to help you in budgeting, the average cost for a full set of house plans will quite often be in the $1,500 to $2,500 range.  This would include a lower level / foundation plan, a main floor plan, a second floor plan if applicable, all four exterior elevation views and a typical cut-through wall section.  The exterior 3D views are shown to you during the design process but are not usually included on the construction documents. 

As an example, the Ranch house plan shown on this page, would cost $1,500.00 and the 2 Story plan shown on this page would be $2,300.00.

A 50% payment is due before the preliminary drawings are started and the balance is due when the plans are completed.

Any changes that are needed after the final drawings are completed will be billed at $80 per hour.
